BUYER BEWARE!
An important issue to consider when purchasing property is that you are committing to buy the property in its "current condition". It is not uncommon for purchasers to find faults during the final inspection which may have gone unnoticed during the initial inspections. Proving that the fault was not there on the day that the contracts where exchanged can prove to be a difficult task. As such, we recommend the following suggestions to help avoid these potential issues prior to settlement:
1- Inspect, inspect and inspect again! There is no limit on the number of inspections that can be done before committing to the purchase. Make sure you test and check all major items at the time of inspection and if you are unsure, ASK!
2- Arrange for a Pest Inspection (or negotiate to make the contract subject to same). This will eliminate the uncertainty surrounding termites among other pests.
3 - Arrange for a Building Inspection (or negotiate to make the contract subject to same). This will eliminate major faults in the building (if any). 4 - MOST IMPORTANTLY make sure you have a qualified solicitor or conveyancer review the Section 32 PRIOR to signing the contract! Opportunities to end the contract can be severely limited if legal advice is sought after the sale has been finalised. •••••••••••••••••••••••••••••••••••••••
